An appraisal is an estimate of your property's market value. That is, the sale price most likely to be agreed upon, if the property were offered for sale under typical conditions. Market value is determined by the supply and demand for housing in the area.
The appraisal process includes an inspection of your property, a detailed description of the improvements (house measurements, photos, etc), and a market analysis. The market analysis compares your home with recent home sales and current listings.
Typically, appraisals are used to establish a market value for refinance or purchase of a residence. Sometimes, home sellers may need an appraisal to verify the important living area measurement and to establish a reasonable asking price. A property seller who hires a knowledgeable and trustworthy Realtor as listing agent, usually will not need an appraisal.
The price for a typical home appraisal is $400.00 and the appraisal report will be delivered to you soon after the property inspection. Payment in advance is required.
